300 Apartments (5 – 18 storeys) together with flexible retail space, car parking and private and public amenity space – North East London – Full planning application

This site in North East London was in one of the GLA’s Home Zones where the Council and the London Mayor was seeking 50% affordable housing. Our client approached KCL as they were having difficulties in making the scheme viable with this level of affordable housing planning obligation. By working with the Council and their independent viability consultants, KCL was able to demonstrate that using an Exiting Use Value methodology together with detailed evidence relating to values and costs, the scheme could only support 20.7% in line with what our client was proposing. The Council and GLA accepted our viability evidence.
