Following pre-consultation discussions with a Suffolk Council, our client amended their proposal from 22 to 18 apartments. The Council was seeking 30% affordable housing. KCL was initially employed by the client to either secure an affordable housing provider or calculate an appropriate financial contribution. However, during the planning process, the Council advised that they would only accept 16 apartments which significantly affected viability. KCL, using Vacant Building Credit to reduce the affordable housing planning obligation and then a strong evidenced-based viability submission was able to agree with the Council that the scheme could not support any affordable housing.
